About the apartments

HOW DO I FIND AVAILABLE HOUSING?

All our housing units are advertised on Finn.no and our website livealva.no (under the menu "Find your home"). We have a wide selection of rental properties in all sizes and price ranges. The application form can be easily found via the link in the advertisement. Due to high demand from interested tenants, we recommend that you undergo a credit check by following the link, and include a CV, cover letter, and references from previous rental agreements (possibly from your employer) when submitting an application.

HOW BIG ARE THE APARTMENTS?

We have a portfolio of homes of various sizes from smaller studios to 5 bedrooms. You will find all our available homes on Finn.no and/or on our website under "Finn your home"

ARE THE APARTMENTS FURNISHED?

No. All our apartments are rented out unfurnished.

DO THE APARTMENTS COME WITH APPLIANCES?

Standard appliances are included in the rent.

IS INTERNET INCLUDED IN THE RENT?

No. Internet is not included in the rent unless otherwise specified in your lease agreement. We have installed fiber internet in all our buildings. As a tenant, you can easily set up a subscription via Global Connect at good prices and without any commitments.

IS ELECTRICITY INCLUDED IN THE RENT?

No. You must set up an electricity subscription with your chosen provider when you sign the lease agreement.

DO YOU HAVE BIKE STORAGE?

Yes. You will find a bicycle rack in all our backyards. Tenants are responsible for the proper storage and insurance of their bicycles.

IS PARKING AVAILABLE FOR RENT?

No. Unfortunately, we do not have parking spaces for rent.

DO YOU HAVE STORAGE UNITS FOR RENT?

Some of our buildings have storage units available for rent. Available only upon request.

The tenancy agreement

DO I NEED TO PAY A DEPOSIT?

Yes. To enter into a lease agreement with Alva, you must provide some form of guarantee. We offer two solutions as follows: 1. Deposit in BN Bank. The amount equals 2 months' rent and must be paid before moving in. The landlord covers the cost of establishing the deposit account. 2. Purchase a deposit guarantee provided by Søderberg & Partners. The cost of this equals 16% of 3 months' rent.

DOES ALVA OFFER DEPOSIT GUARANTEES?

We offer deposit guarantees through our partner Søderberg & Partners. The cost of this equals 16% of 3 months' rent.

WHEN IS THE RENT DUE?

Rent is always payable in advance. The first month's rent is sent out before move-in and must be paid before you move in. Subsequently, rent must be paid by the 1st of each month.

WILL THE RENT BE ADJUSTED DURING THE LEASE PERIOD?

According to the Rent Act, the rent is adjusted annually based on the consumer price index, CPI. The Landlord will provide one month's notice of this adjustment.

WHAT ARE THE CONDITIONS IN THE RENTAL CONTRACT?

In accordance with the Rent Act, we enter into lease agreements for 3 years. We offer flexibility with a binding period of 9 months and a mutual notice period of 3 months.

Renting with ALVA

WHAT ARE THE REQUIREMENTS FOR TENANTS?

To rent a property with Alva, certain criteria must be met. * You must be of legal age. * You must have a Norwegian personal number or D-number. This is required for establishing a deposit or guarantee. * A guarantee is required. * Credit checks are conducted for all tenants to assess payment ability.

DO I NEED HOME CONTENTS INSURANCE?

As a tenant, you must have your own home contents and personal property insurance. The same applies if you live with others in a shared housing arrangement where each person has home contents insurance unless you are cohabitating. In that case, one home contents insurance policy is sufficient.

I DON'T LIVE IN OSLO, CAN I MAKE AN APPOINTMENT FOR DIGITAL VIEWING?

Of course, we can arrange digital viewing. Contact us at hello@livealva.no and we will arrange it. The tenancy contract is of course digital and is easily signed via BankID.

ARE PETS ALLOWED?

Animals are not permitted without written consent from the landlord.

HOW DOES THE MOVE IN PROCESS WORK?

During move-in, we will inspect the apartment and complete a move-in inspection report. The condition of the apartment is noted, so any marks or damages are documented. The apartment is rented out "as is". Any marks and damages will not be repaired during the lease period, but it is important to document them to avoid deductions from your deposit upon move-out. The condition of the apartment is also documented with photos. The report should be signed by you as tenants to confirm that you have received everything and that it is final. Therefore, it is important for all tenants to be present during move-in. The report will be kept in your contract folder and used as a basis for evaluating the apartment when you move out. You can view the report on "My Page".

DO I HAVE A MAINTENANCE RESPONSIBILITY?

Yes, as a tenant, you are responsible for parts of the maintenance of the home. The tenant's responsibility is in accordance with the Tenancy Act and is also confirmed in the tenancy agreement. This includes regular indoor maintenance such as; • Clean the drain and water trap • Clean the filter on the kitchen fan • Change the batteries on the smoke detector. Should it happen that you destroy kitchen doors or break the sink, you will of course be held responsible for replacing these items. It is the Tenant's responsibility to report major maintenance to the Landlord immediately to minimize further damage and cost.

DO I HAVE TO CLEAN THE STAIRS?

No. A professional company regularly cleans the stairs. This is the Landlord's responsibility.
